The Central Ala Moana condo in Honolulu received unanimous approval

The Central Ala Moana condo received unanimous approval by the Honolulu City Council. This is the second project by SamKoo, the Korea based developer. There will be a total of 310 affordable units. The government defines “affordable” as buyers making 80% to 140% of the Average Median Income (AMI). Then a further 202 units will be sold at market prices.

The developer sought special approval to increase density and certain exemptions. In spite of a push by Mayor Caldwell to have the site to include the final stop for the Honolulu rail, the condo design was well received. If the mayor had been successful, SamKoo said the proposed re-design would have made the project unaffordable for them.

The Kapiolani corridor developments

Many new condos are planned for this Kapiolani corridor. Kapiolani Residence, SamKoo’s first project, is one of the first new buildings in the area. Set to be completed at the end of 2018, Kapiolani Residences sold out quickly. It is expected to be the same with their latest condo.  Upcoming projects in the area include Azure, a new Mandarin Oriental hotel and Sky Ala Moana among others. Many developers plan to take advantage of more lenient rules association with TOD (Transit-Oriented Development). Being near the end of the rail line, the government wants to support affordable housing projects.

Sales expected to begin soon

Sales may start before the end of 2018, and the project is expected to break ground in 2019.
