Ilikai apartment prices still more than 16% below 2006 highs

The Ilikai Apartment Building has been an iconic landmark on the Waikiki skyline for decades. Made famous during the opening sequence of the original Hawaii 5-0 television show, this building is rather unique in that it has been a combination of hotel and condominium. It has been popular because it is right on the water and just a few steps to Waikiki beach. It is also in close walking distance to Ala Moana Center, the largest outdoor mall in the United States and still within walking distance to everything in Waikiki. It is just convenient. With its on going popularity Ilikai prices have continued to rise.

Ilikai median sales prices up 16% year over year

Because of its uniqueness, the Ilikai Apartment Building has attracted many investors. This past year, the purchase prices have risen sharply. The median sales price for the most common 500 square foot unit is $431,000 so far this year. That is a 16% increase from 2012. Most well priced units have been snatched up quickly after receiving many offers.  The Days on Market (the indicator that shows how fast properties are selling) has fallen by 17% or 43 days meaning that available inventory is selling at a much faster pace. It is even more interesting to consider that 2006’s median sales price for the Ilikai was $507,000 which is a further 16+% increase from where we are now! As our Hawaii tourism goes from strength to strength it is easy to see why people are excited about this property.
