North Shore median sales price is holding steady

The North Shore of Oahu , Hawaii, has seen a year over year median sales price decline of a mere .8%. This is remarkable. At the onset of the slow down, we did see more substantial price declines, however the fact that the North Shore has only seen this minuscule decline is remarkable. But, why? The North Shore is an area that stretches from Laie to Mokuleia. It includes Kahuku, Sunset, Pupukea, Waimea, Haleiwa, and Waialua. The North Shore is quite an eclectic area. There are large multi-million dollar beach front estates a well as simple low end single walled constructed homes on small parcels of land. The housing runs the whole gamut. The area has a special character showing the strength of community. People are attracted to this area for many different reasons. It could be the world class surfing during the winter months, it could be so that they have good weather and soil to farm for themselves, or perhaps it could be to live in an area that is much more reminiscent of Oahu 30 years ago. Buyers have gravitated here over the years simply because of the lifestyle and close connection people have with their neighbors. There is a real sense of place here. People are concerned about the land, they care about their community, and they desire a less stressful life without all of the hustle and bustle seen in most other parts of the island. There are many pluses about living here. Obviously the famous surf spots such as Waimea, Pipeline, and Sunset which attract thousands of surfers and spectators every winter. Then there is a wonderful farmer’s market in Haleiwa as well as just close access to much locally grown produce that can be purchased directly from the farmer. There is also the bike path which stretches from Haleiwa to Sunset, with a good portion of it being off of the main 2 lane road, Kamehameha Highway. So, why has the median sales price maintained over the past year…it is simple, I believe that there is less of a desire to move from such a wonderful place.
