New housing project proposed in Hawaii kai

A developer has submitted proposals to develop a strip of land at the end of Mokuhano Street in Kalama Valley, a neighborhood in Hawaii Kai.  The 127,172 square foot property is mostly R-5 zoning, with is a residential zoning code and the remainder 28,421 square feet is zoned P-2, which is a designation of general preservation zoning.  The proposed project would be for 26 multi-dwelling units in 7 buildings.   The developer, Pololei Partners LLC has prosed 26 units.  Sixteen of those units would be 4 bedroom, 3 baths and each 1854 square feet.  The remaining 10 would be 3 bedroom, 2 1/2 baths of 1575 to 1616 square feet in size.  The complex is also said to have a swimming pool and Barbecue areas.

It is likely that many of the units will have lovely golf course views.  Compare these with two nearby projects and you will see that Laulima, built in 1986 consists of 3 bedroom, 2 1/2 bath units and they usually sell for over $700,000.  Meanwhile the Koko Villas project, which was completed in 2005, consists of single family homes mostly 3 bedroom, 3 1/2 baths and they sell for over a $1 million. So this makes this a project worth following.

Local residents are concerned, of course, about the project.  Many aspects of the project would effect them such as noise, road conditions, and potential problems with water pressure in Kalama Valley.
