Condo prices in Waikiki are on the rise with new projects like The Ritz , Ae’o , Gateway Towers, and while the new buildings are exciting and I have sold many of them, it is important to also consider existing buildings because they can offer a different lifestyle.

The Watermark in Waikiki is a one of my favorite buildings in Waikiki. This newer condo is like no other for many reasons.  Walking into the lobby for the first time immediately gives a feel for a tropical hotel. With extensive grounds filled with flowers and a resort like pool it is a relaxing atmosphere. Fragrances of ginger, puakenikeni and gardenia fill the air. The luxurious amenities include a fitness room that overlooks the pool and the gardens.  There is also a library/media room.  Various barbecue cabanas are strategically placed along the garden walk.

One of the best features of the building is the staff and management. I regularly see good buildings that are not being managed well and it really effects the enjoyment of guests and residents alike.  The Watermark certainly does not fit into this category. The staff at the front desk are friendly and go out of their way to greet and assist everyone. They are there to assist with the smallest details to make your time there as enjoyable as possible.  Mike Barker, the general manager is a true gem. He can be found frequently greeting people in the lobby and introducing himself.  The Watermark team is aggressive in his maintenance and upkeep of the property.  The association newsletter is filled with projects that they are working on to maintain and improve the Watermark.  I am sure this is why he was named as the Best building manager in Honolulu. Anyone who is fortunately enough to call the Watermark home will feel tremendously lucky to have such fabulous support overseeing the building.

Watermark 606 that just came on the market is one of the few Watermarks that are priced under $1mil.  The view of the gardens below and the many tree as wells the Ala Wai Canal that runs next to the building.With 1118 sqft interior area and an asking price of $998,000, this translates to 842.19 p/sqft.
Comparing this with the new construction buildings in Waikiki such as The Ritz and Kakaako is offered at a big discount.  The low floor Ritz-Carlton 1 bedrooms and deluxe studios are offered at $1700 to $1900 per square foot.  The new condo Ae’o has low floor 2 bedrooms which are smaller than Watermark 606 and priced at $1342 per square foot.  This represents a 35 to 45% discount on price per square foot.

Apartment Unit #303

Watermark Unit #303 just recently came on the market.  This unit has an unusual large lanai.  This is true indoor-outdoor living in a condo.  With the large lanai extending to each bedroom, there is enough space to sit out and enjoy the soft trade winds.  The low floor also has a fantastic view of the gardens and the pool.  This is a tremendous value where most of the condos are listed for over $1.4mil.  At the list price of $1,050,000 that represents $971 per square foot.  This is a tremendous value in Waikiki in the luxury condo market.
